The Short Answer

Why do homes in the desert need electric panel upgrades?

Electric Panel Upgrade
Emergency electrical service badge
BBB Accredited Business

Most homes in the Coachella Valley and Morongo Basin were built before modern electrical demand existed. Nearly every panel sits outside, exposed to heat, dust, and temperature swings panels in basements never face. An electric panel upgrade replaces an undersized, outdated panel with a modern system sized for how the home is used now and over the next 20 to 30 years.

  • Outdoor desert panels face dust, hard-water corrosion, heat, and daily temperature cycles indoor panels never see
  • Modern sizing supports EV chargers, larger AC systems, and California's shift to electric appliances
  • Every upgrade includes permits, inspections, and utility coordination, backed by our 100% Satisfaction Guarantee and Lifetime Workmanship Guarantee
  • Annual maintenance keeps your warranty valid and stops corrosion and loose connections before they fail
  • our electricians evaluate and install every panel to California Code
  • Your warranty transfers to the next homeowner when you sell, protecting resale value

Know the Signs

Signs Your Panel May Need Attention

Most panels give warning before they fail. If you notice any of these, it's worth having an electrician pull the cover and check the true condition.

  • 01

    Breakers that keep tripping

A breaker that trips once under an unusual load is doing its job. One that trips regularly under normal use is telling you something: an overloaded circuit, a breaker failing with age, or a loose connection generating heat. Think of it like the brakes on a car. Occasional trips can be normal; regular ones mean the system is being pushed too hard, and ignoring it overheats the wiring and the breaker itself.

  • 02

Lights that dim when equipment cycles on

When a large motor starts, an AC, a pool pump, a refrigerator compressor, it pulls a surge of current. If lights elsewhere dim or flicker noticeably, the panel or service may be near its limit. It's like your shower pressure dropping when someone opens a faucet. A slight dip can be normal; regular, noticeable dimming across circuits says the system is strained and deserves a closer look.

  • 03

    A burning or electrical smell

A hot, fishy, or burnt-plastic smell near the panel, a room, or an outlet is one of the most serious signs here. By the time it smells burnt, the heat has already started damaging insulation and breaker bodies, with possible arcing at a loose connection. Treat smell as the warning before smoke: stop, reduce the load, and have it evaluated. This one doesn't wait.

  • 04

    Buzzing, crackling, or sizzling sounds

The panel should be silent. A loose connection or damaged component can arc into a crackle or sizzle, and breakers under stress can buzz with certain appliances. Repeated noise burns the contacts and weakens the panel over time. If it's making a sound it shouldn't, something is loose or breaking down, and it's worth addressing before the damage compounds.

  • 05

    Federal Pacific and Zinsco panels

If your panel reads Federal Pacific, FPE, Stab-Lok, or Zinsco, the main system likely hasn't been upgraded since the home was built. Independent testing and CPSC records show many of these breakers don't trip reliably, run hot at the bus, or feed live power even when switched off. It isn't an emergency tonight, but it isn't the protection a modern panel gives, especially in a desert climate. In most cases these are phased out as a planned upgrade rather than a drop-everything emergency, unless there are active signs of overheating.

  • 06

    No room to add circuits

A panel with no open slots can't safely support a new EV charger, a hot tub, an addition, or any dedicated circuit. In many homes we service every slot is full, sometimes with tandem breakers squeezed in where full-size breakers belong. Adding AFCI (fire prevention) or GFCI (shock prevention) protection becomes a major rework with no room left, and running at full capacity doesn't improve on its own as California pushes toward electrification.

  • 07

    An insurance or inspection flag

When an insurer, a buyer's inspector, or an appraiser calls out a panel, it's because the equipment is old enough, or known for enough documented issues, that they aren't comfortable with the risk. They see thousands of homes; a consistent flag means a consistent pattern. Ignoring it doesn't fix the condition and can affect coverage, claims, and resale value. A flagged panel calls for an upgrade plan, not a patch.

Frank's Translation

What Your Panel Actually Does

Power enters from the utility at the main panel, then pumps out through individual branch circuits to feed everything in the home: lights, outlets, air conditioning, the kitchen, an EV charger, pool equipment, and everything in between.

The main electrical panel is the heart of the home's electrical system. The veins and arteries are the circuits that carry power everywhere it needs to go.

Each circuit breaker is a safety valve. If there's a problem, or too much current on one circuit, that valve shuts off to protect the wiring and the equipment downstream.

The panel doesn't generate power. It distributes it and it protects it. When the heart can't keep up, the strain shows up everywhere the circuits reach.

Breakers tripping, lights dimming, circuits that won't carry the load. Those symptoms aren't the problem. They're the signal.

The Capacity Problem

Is Your Panel Sized for Your Home?

An undersized panel isn't broken. The heart is just too small for the body it has to support. It was sized for fewer demands: no EV charger, fewer heavy appliances, a smaller AC, a kitchen that used a fraction of today's electricity. In many homes still on 60 to 100 amp service, the kitchen alone now draws more than the whole home did when the panel went in. With California shifting off gas appliances, an upgrade is how the system gets the capacity to support the home today and over the next 20 to 30 years.

After 28 years in this desert, Frank has watched the panels we service fall into three groups. Find where yours sits.

Older homes

60-100

AMP

Built for a smaller load

Designed for far fewer demands than any household runs today. These panels predate central AC, electronics in every room, and anything close to modern usage.

Mid-range homes

100-150

AMP

Adequate, until it wasn't

Plenty before EV chargers, larger AC systems, and electrification raised everyday demand. Many of these panels are now running closer to their limit than the homeowner realizes.

Newer homes

200

AMP

Closer to today's standard

Built for homes running multiple AC systems and large appliances, with headroom to plan for EV or solar. 200 amp service supports the majority of homes in the Coachella Valley and Morongo Basin under current conditions.

400

AMP

Homes with significant loads (a pool, a detached structure, a large solar system, or multiple EV chargers) may need a load calculation to determine whether 400 amp service is appropriate. It isn't about the age of the home, it's about what the home actually has to power.

An electrician sizing a desert home's electrical service

No Rule of Thumb

A load calculation is part of every $99 service call

The right number for your home comes from a load calculation specific to it, not a rule of thumb. An electrician sizes your service to your actual home, every AC system, appliance, and EV or solar plan, so the number you upgrade to is the right one. We evaluate first, then give you a straight answer.

3-Year Main Service Panel

3-year parts and labor

Backed by Home Team Electric

Backed entirely by Home Team Electric, ours, not the manufacturer's. If a covered component fails from a defect or equipment failure within 3 years, we repair or replace it at no charge.

1 annual maintenance visit in the first year.

10-Year Main Service Panel

10-year parts and labor

Backed by Home Team Electric

Extends the same Home Team Electric coverage to a full 10 years. The longer window keeps a covered defect or equipment failure on us for far longer.

2 annual maintenance visits over the first two years.

Most Protection

25-Year Main Service Panel

25-year parts and labor

Backed by Home Team Electric

Our longest coverage, backed entirely by Home Team Electric for a full 25 years. A covered defect or equipment failure stays our responsibility for the life of the coverage, and it stays with the home.

3 annual maintenance visits over the first three years.

The visits aren't a sales add-on. Annual service is how these problems get caught before they cause damage.

Coverage applies to equipment defects under normal operating conditions with proper maintenance. It doesn't cover damage from skipped maintenance, unapproved third-party work, or conditions routine annual service would have caught first. That's why each tier includes its own maintenance program.

True of All Three Tiers

Your Warranty Transfers With the Home

This is true of all three tiers, not just the longest one. The coverage on your panel belongs to the home, so it goes to the next owner along with the house, with nothing to file and no window to meet. What separates the tiers is length, not whether the warranty transfers. The Lifetime Workmanship Guarantee stays with the home too.

Start to Finish

We Handle the Entire Job

A panel upgrade comes with permits, a city inspection, and the utility pulling and restoring your meter. That sounds like a lot to manage. The good news is you don't manage any of it. We do.

Required, Not Optional

Permits & Inspection

A panel upgrade is a permitted job in every jurisdiction across the Coachella Valley and Morongo Basin.

Every permit requires a licensed contractor, a documented installation, and a city inspection before the work is complete. That inspection confirms the install meets California Electrical Code and current NEC standards. Skipping the permit only moves the problem to the worst possible time: a home sale, an insurance claim, a future emergency. We pull the permit and schedule the inspection on every panel job.

We Coordinate It

Utility Coordination

A panel upgrade needs the utility to pull the meter before work begins and restore it after the city inspection.

We coordinate directly with the utility for the meter pull and the reinstatement, and we line it up with the inspection so the timing actually works. You don't call the utility, you don't schedule the pull, and you don't chase the reconnect. That whole back-and-forth is ours, not yours.

Handled By Our Team

All Documentation

The permit, the inspection sign-off, and the records that prove the work was done right all live in one place.

Every document is handled by our team and kept on file, so when an inspector, an insurer, an appraiser, or a future buyer asks, the paper trail is already there. A panel that's permitted, inspected, and documented is the version that holds up at sale and at claim time. That's the version we hand you.

An electrician performing an annual maintenance visit

Catches Problems Early

What Every Annual Maintenance Visit Includes

The upgrade is the start. Annual service keeps the system safe and catches wear before it causes damage. The visits are recommended, not required, and nothing about your coverage is conditioned on them. Here's exactly what we check, every visit.

  • The main panel and any subpanels, inspected end to end
  • A complete grounding system evaluation
  • Circuit breaker inspection and testing
  • AFCI (fire prevention) Protection testing
  • GFCI (shock prevention) Protection testing throughout the home: kitchen, bathrooms, garage, outdoor areas, pool equipment, and the EV charger
  • Smoke detector and carbon monoxide alarm testing, plus expiration verification
  • Exhaust fan service

Every visit is performed by an electrician and documented on a signed checklist, to NEC and Home Team Electric standards. Nothing is taken on faith. It's written down.

The permit, the inspection, the utility, the paperwork, and the yearly care. You don't manage any of it. Book the $99 service call and we'll handle the whole job from here.

Our Process

Here is What Happens When You Call

No surprises. Every job follows the same steps, since 2006.

1

Initial Evaluation

We pull the cover, evaluate every circuit, and check connections and breaker condition for heat damage or corrosion, plus the grounding system and service-entrance conductors. This baseline runs on every call for three reasons, electrician safety, system integrity, and protecting the guarantee coverage that backs the job. We explain what we see, calculate your load demand, and present all three panel options with pricing before any work begins.

2

Plan and Coordinate

You decide which panel system fits your home and timeline. We pull the permit and coordinate directly with the utility for the meter pull and reinstatement, so you don't manage any part of the utility process. Our team handles all documentation.

3

Installation and Inspection

Our electricians complete the work to California Electrical Code. The old panel comes out, the new one goes in, and every circuit is reconnected, tested, and labeled. We schedule the city inspection and handle all building-department correspondence. The job isn't finished until the inspection passes and is signed off.

4

Walkthrough and Maintenance Setup

We show you the new panel, explain every circuit, confirm each label is clear and accurate, and answer your questions before leaving. Based on the panel system you chose, your first annual maintenance visit is already scheduled, and we reach out before it's due so you never have to track it.

Frequently Asked Questions

Common questions about electric panel upgrade

Are Zinsco and Federal Pacific Panels Really Dangerous?

Yes, the concern is real. Both brands have documented failure modes where breakers fail to trip during a fault, letting wiring overheat behind the walls. Desert heat accelerates exactly that failure. Many California insurers now decline or surcharge coverage on homes running them. If your panel shows either name, it has earned a licensed evaluation.

How Do I Know If My Electrical Panel Needs to Be Replaced?

The clearest signs are repeated breaker trips during ordinary use, a panel that feels warm, a burning smell near the panel, lights that dim when large appliances start, and a panel brand with a documented safety history. In desert homes these signs arrive earlier because sustained heat ages panels faster. Any one of them is worth a licensed evaluation.

How do I know if I need a panel upgrade or just a repair?

If breakers trip during ordinary use, the panel runs warm, or you are adding major load like an EV charger, an upgrade is likely. A single isolated trip usually points to a repair. An evaluation confirms which.
